What’s in your Pocket?

I must say I am enjoying meeting new people, getting to know them and getting to help them with finding the house that will work for them.  Although it is a long tedious road between searching for a home and watching the smiling faces as they move into their own place, but every step is worth it and for that I thank everyone for bringing joy into my life.

What do I do first… One of the things I find with my clients who are usually first time home buyers, when searching for a home, they are unsure of what they need to do first.

The biggest things I find is buyers want to do is search for that perfect home.  That is great in one aspect, it gets them thinking of what they want to get, number of bedrooms, do you want to live on one level or two, do you want the basement finished, stone counters in the kitchen, or how about that jacuzzi tub in the bathroom, or the size of yard, how about the number of bedrooms, or the number of bathrooms, if you have children, what do you want in a schools system.  Last but not least, what about other amenities in the area, such as, gyms, shopping malls, parks, and other recreational facilities that might be near by. Perhaps you have a specific community you wish to reside in, or an area that has less crime…  All these are great things to think about and they are a necessary part of buy your home, but it is not the first thing you should do.

What I want you to focus on first… what can your wallet afford.  That is right, lenders have strict guidelines these days when it comes to lending money to people, and they will go through your financials with a fine tooth comb.

Do you know your Credit score? If you don’t know, any financial institution can help you find out, you can even do it yourself  online by going out to any of the big three credit bureaus or Credit karma to find out. Credit scores below 630 gets you a “come back when your credit score is better”. But this doesn’t help you when you are not sure how to do this or even what you need to do, I can help you with this as part of my services to you.

Who can I talk to to see if I can qualify for a mortgage… I know several fine people who are willing to assist you in seeing what you can afford in a house, most of them require some personal information, so when you approach them here is a list of items you will need when you meet a lender for assistance:

  • Two years of W-2 and 
  • Two years of Tax Returns 
  • at least one months worth of Paystubs
  • two months of your current Bank statements.
